Sycamore Square Group were appointed to provide Building Surveying and Quantity Surveying services to advise Polaris MAT on what documentation should be requested from the vendor in relation to condition and compliance matters. For example, but not exhaustive, existing drawings, warranties on elements such as roofs, curtain walls, windows, fire compartmentation plans / strategies, recent and relevant statutory consents, servicing and testing of life safety systems such as fire alarms, emergency lighting, fixed wire testing, gas appliance testing, ventilation servicing/cleaning records, legionella risk assessments and testing records, asbestos reports and remediation paperwork, any existing drainage CCTV surveys, LOLER records for platform lifts etc, accessibility studies etc. Sycamore Square Group reviewed the documentation and advise on any deficiencies or further expectations in relation to element condition and general compliance and attend site and undertake a thorough fabric elemental condition survey in line with RICS Surveying assets in the built environment, Technical due diligence of commercial property and CDC Guidance. The survey was coordinated with the electrical and mechanical surveyors and assessed the buildings condition, compliance and risk rating on an element by element building by building basis. The remedial works and risk ratings were applied and costing applied to enable the client to priorities and progress funding to remediate the defects and risks identified.
