Project overview

The University contacted Sycamore Square group due to concerns over structural cracking visible to the external walls throughout the Pemberton building. We co-ordinated structural investigations including camera surveys and removal of inner leaf blockwork for testing, within these live teaching buildings. The works included removal of the outer leaf brickwork to the top level of one of the buildings, and re-building with the correct number of wall ties. The works also involved re-instatement of expansion joints to the outer leaf, helibar structural repairs internally and externally and insertion of remedial wall ties throughout both buildings. The client took the opportunity to replace all windows throughout both buildings due to the extent of the structural repair scheme. The entrance elevations of the buildings front onto one of the busiest pedestrian routes on campus, which required close co-ordination of scaffolding works, and maintaining segregation from passersby. The works were co-ordinated with University fire and health and safety teams to ensure escape routes were maintained throughout the works. A rolling programme of window replacement was co-ordinated with individual office users to complete the replacement of over 200 windows over the course of the scheme. The works resulted in ongoing drilling throughout the building, and weekly meetings were held with key stakeholders to manage expectations and disruption as much as possible. The works provided a refresh to the external elevations, improving the overall appearance of both buildings, and the scheme was completed below budget.
