Sycamore Square Group were appointed to provide cost consultancy, design, contract administration, project management and health and safety services for the CAT B refurbishment of new tenanted space to level 8 of Wellbar Central in Newcastle Upon Tyne. An extensive tender and value engineering process was undertaken, comparing tender offers with the incumbent CAT A contractor to make the most commercially and logistically favourable recommendation. The project involved intensive collaboration with various directly appointed client suppliers to ensure the works were delivered on time and on budget to the premium specification expected by the client. The scope included design of bespoke illuminated signage, a new acoustic rated moveable wall, formation of new store rooms, a staff welfare and social space, new meeting rooms and co-ordination of contractor designed mechanical and electrical works. Sycamore Square Group acted as tenant representative liaising with the landlord. We negotiated a favourable CAT A scope reducing tenant contribution as far as practicable, and supported the client’s position alongside their negotiation of lease terms with the landlord. Working to a tight deadline we guided the client through the pre and post-contract phases to ensure their move in date was not impacted. The end resultwas a premium CAT B fit out delivered to a high finish to the client’s specification.
