Sycamore Square Group were appointed to provide the lead consultant role, inclusive of design, contract administration, and principal designer services for an existing 1800 barn property which forms a group of previous clothier’s dwellings under one roof. The project was to bring the barn back into use following the dilapidation of the previous earlier refurbishments and roof structure.
We have produced designs, and a scope of works to make the building habitable alongside designing significant structural repairs to maintain the original external wall construction, failing timber lintels and wall plate. We worked closely with the conservation officer and structural engineers to provide an external repair and internal refurbishment programme that was accepted by the local authority. The traditional queen post truss to the rear portion of the building has been replaced with a higher chord truss to allow the use of the 2nd floor domestically. The external walls have been reverseneedled and propped to allow works to the timber lintels above the stone mullions and the tying of the random stone fill walls has also been undertaken. Sycamore Square have also worked closely with timber window providers to ensure that glazing sight lines and profiles of the original timber windows can be matched when they are replaced to ensure that the overall appearance of the property is not compromised. The works also involved new drainage, septic tanks and soak-aways along with timber and remediation works.
Our considered and delicate approach to the building will mean that the properties life and heritage will be extended into the future with 6no one- and two-bedroom flats being created and brought back to full use whilst still maintaining the historic story of the building and the domestic purpose of its original use.
